Message from the seller’s realtor is the top (what professional texts like that!?) and my realtor’s message is below that. My response is the weird purple blue thing.
Another property down. The seller declined the final offer this morning. O riginal post continues below.

Well I did everything I thought was reasonable. The rest is up to the sellers. I just submitted my “best and final” offer. Take it or leave it.
To catch you up, I submitted an offer last week, they countered, I countered the counter, then they declined my counter without throwing out a new number. My final offer today was $30,000. Anything more than that and I feel like I’m going to be completely underwater when this is all done.
I’m inclined to think they’re going to pass, but... you never know.

I have no idea whether this is a good decision or not, but if you get it, I’m really looking forward to seeing & reading about your progress on tearing it all down and building your shop, so... hope they take it! =)

Disappointing, but you’re right not to overpay, especially for a luxury like this. Keep at it, I’m sure you’ll find something decent eventually.

The “I know what I have” seller does not just apply to cars.
After over a year on the market you’d think they’d realize that maybe...just maybe their price is too high. Honestly it probably would have been better to start at $15k...offering a higher bid than they had gotten previously just makes them think that they do know what they have even more.

Listed for 40k, offer of 27k, counter of 33k, and then a counteroffer of 30k and they’re still not accepting? Sounds like they’re being overly hesitant- though demoing existing structures seems like a huge headache. Might have worked in your favor?

Haha true, but on previous dealings I’ve come in so low that the seller refused to acknowledge my subsequent offers. So... once burned, etc etc.
I don’t think anyone is going to offer them better unless the real estate market in Tulsa has a huge rally. Right now it is trending south. Also... I mean... if you have the means to build a house why in the hell would you build it here!? (property is the one with derelict truck, the freeway pictured is the major cross-town expressway .)

$39,800. Cheapest “home” in Vancouver . You don’t own the land. Just the trailer. Cheapest actual home? $209K for 1 bedroom built in 1974 that looks like being addicted to meth is a pre-req.

I am beginning to realize that despite the drama with buying my house (seller was literally, not figuratively , crazy) it was actually a very smooth experience . We went from considering buying to under contract in under a month.

I wonder how much they owe. It would have been worth significantly more before the house fell apart (especially if the inspection didn’t show any signs of an unstable foundation) , so they might be underwater and not willing to accept that. Paying a low mortgage and hoping for the right buyer might seem like a better deal to the seller.

I’m kinda happy for you ( I know I stink) . It’s probably $6-8k to knock down the old structure and what you are putting up seems too nice for the area. That means another hit if you decide to sell. Even if you have to sink that $6-8k into upgrading the utilities on a future property you will probably make out ahead.

it took us months both times. The more recent time the people wouldn’ t budge on price. We made various offeres for i think 2 months, even during open houses and other showings. no one else made any offers, just us. finally when it was time to close they were “too busy” I had to close that day because of my buyers. I called up the attorney and basically said we’re fucking closing and they are gunna fucking be there or fuck every body and fuck everything, fuckidy fuck fuck more or less in those words.

Jesus. That makes me fee l... better. I low-balled the pants of my seller, but it had been for sale for 2 years and he wanted to be done with his ex, so he played ball. She, however, hadn’t moved out the day before closing, stormed out of closing four(!?) times, and then showed up to the final walkthrough unannounced, screaming and throwing things.
It was pretty fucked, but we closed a few days afterwards anyway and haven’t had problems since.
Shockingly damage to the house by her was minimal. Some scratches on the floor and she tore up some of the landscaping. Meh. Nothing worth torpedoing the deal.

Yeah, I was willing to take on some financial risk because it was sooooo cloooose to my hous e. Not quite walking distance, but close! And the neighborhood doesn’t look that bad in person. But yeah... with most houses in the area being about $75k I would have had to keep a hard eye on my pennies. Not my problem anymore I guess!

Looks like the cheapest permanent home (not a trailer) inside city limits that is not condemned or an auction is about $20k. Not uhh... somewhere I’d live but... certainly an option.
There are a couple in that ballpark but yeah. You have to get into the $50k range before you get into something livable. Go up to $2 00k and you’ve got a lot of good options.

i was so annoyed with the thing, when we started renovating I wanted to send the previ ou s owner a box full of wallpaper scraps we were ripping of the walls. My wife slowly backed away and told me she thought I was losing my mind

we looked at a house and the neighbor came over to warn us that the guy who’s house was being reposed by the bank liked to blow up stuff int he outdoor fire place. yea, we walked from that one.

Well, I’m bummed for you that it didn’t go the way you wanted, but it seems like these sorts of things are almost always more complicated and expensive once you get into them than generally understood at the outset.
